All accommodation is offered subject to availability at the time of processing and at the tariffs applicable at that time.

If cancelled or modified up to 7 days before date of arrival, no fee will be charged.  If cancelled or modified later, 100 % of first night will be charged, and in the case of a no-show, the total price of the reservation may be charged.

The total price of the reservation will be taken 7 days prior to date of arrival, with an appropriate refund as per cancellation policy above. Management reserve the right to cancel the booking if debit/credit card details given are incorrect, subject to discussion with the person who made the booking either directly or through  a booking agent

In the event of cancellation or curtailment  the person who made the booking may be liable to pay for the total or part of the cost as per the reservation.

When booking your stay you are entering a legally binding contract and it is recommended that you take out holiday insurance cover.

Rooms will be available from 2.00pm on the day of arrival. Guests arriving prior to this time may leave luggage at reception.

Rooms are to be vacated by 10.30am on the day of departure. Luggage can be left at reception if required.

Breakfast times are pre-arranged and no allowance can be made for breakfasts not taken. Breakfast is served from 8.30am – 9.30am

The proprietors cannot accept responsibility for loss of guests property. Cars are parked at owners risk. The hotel will not accept responsibility for damage to vehicles or loss of same.

Management reserves the right to amend, curtail or terminate any contract should the conduct of any person who is party to that contract cause any detriment to the well being or comfort of other guests.

Management expect the rooms to be left in the same condition as on arrival. the cost of repair or replacement of damaged items during a guests stay will become the responsibility of that guest.

Housekeepers are trained to observe signs of smoking in the hotel. smoking is not permitted by law inside the building. There is a significant room recovery fee for guests who do not comply in order to cover the extensive cost of restoring guest rooms to a smoke-free condition.
